WARWICK, N.Y. (March 16, 2004) - Warwick Grove Wins Six Prestigious National Awards for its Distinctive Model House and Innovative Traditional Neighborhood Plan for an Active Adult Residential Community

Tuxedo, New York… Warwick Grove has been recognized with six of the building industry’s most prestigious awards for its model house and traditional neighborhood plan for the community to be located in Warwick, New York, in the heart of the Hudson Valley. Warwick Grove Company, LLC, will develop the new neighborhood. Warwick Grove Company is a joint venture comprised of LeylandAlliance, LLC, the groundbreaking developer of residential communities based on the principles of Traditional Neighborhood Design, and Tarragon Realty Investors, a thirty-year old, publically traded homebuilder.

The awards for the Warwick Grove property are:

The Grand Award in BUILDER magazine’s 2003 “Builder’s Choice Design and Planning” competition in the category of single-family production home: 2,000 - 3,000 square feet.

The Platinum Award in, Professional Builder magazine’s 2004 “Best in American Living” competition, for the Best Single-family Detached Home: 1,801–2,400 Square Feet.

The Platinum Achievement Award in the NAHB Seniors Housing Council 2004 “Best of Seniors’ Housing Design” competition in the category of Active Adult Housing Home Design: Over 2,100 Square Feet.

The Gold Achievement Award in the, NAHB Seniors Housing Council 2004 “Best of Seniors’ Housing Design” competition in the category of Active Adult Housing Model Home Merchandizing: Over 2,100 Square Feet.

The Merit Award in Residential Architect magazine’s 2004 Design Awards, in the category of Single Family Production Housing: Detached.

The Gold Achievement Award in the NAHB Seniors Housing Council 2004 “Best of Seniors’ Housing Design” competition in the category of Active Adult Community “On the Boards”- Small.

These annual awards are considered some of the most prestigious in the home building industry and are awarded based on architectural design, layout, choice of building materials and suitability to the site and local community. The judges are selected from prominent architectural firms and leaders in the building industry.

The design architect for the Warwick Grove model house is Donald Powers Architects of Providence, Rhode Island. The firm’s work includes a substantial portfolio of restored landmark buildings, single-family residences, institutional buildings and town planning projects. DeGraw & DeHann Architects of Middletown, New York served as construction architect. The interior designer for the model house is Patricia Stadel Interior Design. With over 30 years of experience in both the residential and light commercial sectors, the firm has been published in Builder magazine, Architectural Digest and Metropolitan Home. The firm has been recognized by the National Association of Home Builders in the past with a number of design awards.

The model home, named “The Warwick” for the town in which it’s located, is inspired by the 18th century architecture of the Hudson Valley region, particularly that found in the Village of Warwick. It was designed with a sophisticated buyer in mind, one who wants less house and less yard, but also a more unique design, high quality construction and a choice of options. An “outdoor room” adjacent to the house is defined by side fencing for privacy, with brick pavers and space for a garden. Floor plans and interior detailing will reflect the lifestyles of the Active Adults with no children that are targeted as owners. The living room is spacious and bright with a welcoming fireplace. Nearby is an open kitchen with generous room for appliances and storage and an open dining room. Also on this level is a master bedroom in a private suite. On the second floor are located two guest rooms and “flex” space that can serve as a home office.

Perhaps the house’s most distinctive architectural features are its steep and protective roof and its deep, welcoming front porch, recalling classic farmhouses in the region.

The Warwick Grove traditional neighborhood is located in the Village of Warwick in Orange County, New York. It will be situated on a 130 acre wooded site nestled between County Route 17-A and Forester Avenue. The master plan calls for approximately 215 residential units.

Warwick Grove is planned using the principles of Traditional Neighborhood Design (“TND”), which has become popularized across the United States by architects and town planners Andres Duany and Elizabeth Plater-Zyberk, the award-winning planners of “Seaside, “Windsor” and “Rosemary Beach” in Florida. Their firm, DPZ, served as planner for Warwick Grove, in the renowned firm’s first neighborhood plan in New York. The architectural concept for TND communities is based upon historic towns and cities  beloved places such as Charleston, SC; Nantucket, MA and Alexandria, VA. These places share many attributes, including tree-lined streets with sidewalks, houses on lots of varied sizes near attractive public spaces and community centers. Many of the country’s most beloved cities and towns incorporate these attributes.

The sale of first units in Warwick Grove is expected to begin in Summer, 2004.
