NEW MILESTONES REACHED AT WARWICK GROVE AS
COTTAGE-STYLE HOUSES AND FIRST TOWNHOMES
ARE RELEASED FOR SALE.
Warwick, New York…Warwick Grove, the new active adult community being developed near the historic village of Warwick has released for sale a series of new “cottage” style houses together with the first, and much-anticipated, townhomes in the neighborhood. These milestones represent significant progress in providing prospective homebuyers with a desirable range and architectural mix of housing types. The Cottage Series houses are designed by the noted architectural firm, Harry N. Pharr/Architect & Planner, LLC of Warwick, and the townhomes are designed by John Reagan Architects of Columbus, Ohio, a firm with a reputation for new urban planning.
The Cottage Series houses will round out the diversified offering of single-family home types from Warwick Grove Company, LLC, an affiliate of LeylandAlliance LLC and Tarragon Corporation. Located on the periphery of the Warwick Grove site, the Cottage Series are referred to as “edge homes.” They feature generous lots and yards and are notable for their natural woodland views.
In creating the designs for the Cottage Series, Mr. Pharr has been inspired by architectural precedents dating back to the late 19th and early 20th centuries. As the name would imply, these are less formal and more intimate in scale than the Federal, Greek Revival and Georgian houses at Warwick Grove. There are three basic styles in the Cottage Series: The Greenwood, The Milford and The Sterling. The Greenwood features a plan with 2 bedrooms, 2 baths and a 2-car garage. The family room and kitchen are open plan. It measures 2,000 square feet on a single floor. The Milford, with 2 bedrooms, 2 ½ baths and a 2-car garage, measures 2,250 feet on two floors. Its family room, which features a fireplace, shares an open plan layout with the kitchen. The largest house in the Cottage Series is The Sterling, measuring 2,500 square feet on two floors. It features 3 bedrooms, 2 ½ baths and a 2-car garage. Each of the three house styles provides a pleasing, relaxed architectural setting. All are planned with guest suites located as remote from the master bedroom as possible for optimum privacy.
The new townhomes at Warwick Grove will introduce a welcome addition to the housing mix there. Careful consideration has been given to interspersing the units throughout the Warwick Grove community, ensuring that they are well-integrated into the overall neighborhood.
Featuring 2 bedrooms, a sitting room and 2.5 baths, the two story townhomes range in size from 2,165 to 2,550 square feet. Depending on the floor plan, the master bedroom is located on either the ground floor or second floor. The floor plan is designed for flexibility, with an open plan configuration for the kitchen/ family room. The units offer well-proportioned rooms and generous 9 foot ceiling heights.
Architect John Reagan has looked for his design inspiration to the classic Georgian architecture that prevails in 19th century historic towns like Warwick. The townhomes feature simple cementious clapboard siding as the standard exterior building materials. The units are symmetrical in design with highly detailed entries. All have covered side porches and some also include private courtyards. There are a total of 31 townhome units planned for Warwick Grove.
