Warwick, NY… Warwick Grove, the Traditional Neighborhood in Warwick, NY developed by LeylandAlliance LLC, will host its own “Green Building Tour” on Saturday, October 4th as part of a statewide initiative organized by the Northeast Sustainability Energy Association (NESEA). The NESEA event is, in turn, part of the American Solar Energy Society’s National Tour, which provides an opportunity to learn first-hand how green building practices help reduce heating costs, increase energy conservation and generate clean energy.

At Warwick Grove, two houses will be toured. One is the York, a classically-designed single-family home with 3 bedrooms and 2.5 baths. The second house is now under construction, offering visitors an “inside look” at the energy-efficient methodology and green building materials that LeylandAlliance utilizes throughout its community.

LeylandAlliance has worked with one of the nation's most prominent green consultants, Steven Winter Associates, to develop a Warwick Grove "green building program for the masses." Leyland’s goal has been to make sustainability more accessible and attainable for its own homeowners at a price point not much higher than for conventional construction. Warwick Grove was the site of a national demonstration project for PATH, a HUD program for the advancement of energy technologies. The planning team constructed two prototype houses - one of which will be featured on the Green Building Tour - with a "thermos bottle" approach, keeping the living areas cool in the summer and warm in the winter. Mechanical systems were placed inside the thermos bottle, HVAC equipment was "right sized" for the homes, and tankless hot water heaters (conserve 1/3 of the gas used by conventional heaters and heat water on-demand), carefully sealed window and roof insulation, high-performance windows, and cementious siding were utilized for energy efficiency and cost savings. The result is a traditional community with energy efficiency that exceeds Energy Star ratings.

Personalized Green Building Tours will be provided by Lou Marquet of
LeylandAlliance at 10:00 a.m. and 12 noon. The "York" completed home will be open from 10:00 a.m. to 5 p.m. for self-guided tours.

Warwick Grove is the first and only active adult traditional neighborhood in the Northeast. Master planned by Duany Plater Zyberk & Company, it utilizes the principles of Traditional Neighborhood Design, which looks for its inspiration to many of the most cherished historic towns and villages in the United States such as Charleston, South Carolina; Stonington, Connecticut and Nantucket, Massachusetts. Traditional Neighborhood Design places emphasis on human scale, a lively mix of uses and pedestrian-friendly atmosphere. Architecturally, Warwick Grove takes its cue from the historic precedents of the Hudson Valley, predominantly Dutch Colonial, Farm Country and Victorian.

Warwick Grove has won numerous awards including a Gold Award from Builder Magazine for Design and Planning and a Platinum Award from Professional Builder Magazine for Best Single Family Detached Home. That home, designed by Donald Powers, has also been featured in “The Face of Home” by Jeremiah Eck (Taunton Press). Another home has been featured in Woman’s Day Special Publications.

Warwick Grove offers a return to village life with a variety of beautifully crafted single-family, condominium and townhomes, all just a short stroll away from the many shops, restaurants, galleries and cafés of Warwick’s vibrant main street. The Warwick Grove Post Office is in use and the handsome new Neighborhood Center is open, featuring such amenities as a library, a well-appointed fitness center, meeting and event rooms, catering kitchen and soon, an outdoor pool.
