Warwick, N.Y. (July 27, 2009) - Warwick Grove, the Traditional Neighborhood Community for active adults in Warwick, NY, announced it will be the first development in the nation to introduce the "New Economy Home," a first of its kind house designed specifically to meet the needs of our shifting economic times. Measuring 1,676 square feet, two of the 3 bedroom/2.5 bathroom home have already been reserved at an attractive introductory price in the mid-$300,000’s. Reservations are being taken through the Warwick Grove Showcase and Design Center (information provided, below).
Created by renowned designer of the "Katrina Cottage," Marianne Cusato, the "New Economy Home" has the flexibility to adapt to the owner’s needs in both good and unfavorable economic times. An adaptable suite located on the first floor features its own private entrance and porch. The suite can function as a natural part of the whole house or segmented into a private suite. In good times, the suite can serve as a master bedroom or guest bedroom. In tight economic times, this suite can be used as a home office or for an elderly parent or adult child.
The "New Economy Home" offers all of the comforts of a larger home in a compact plan that is economical to build, efficient to maintain and adaptable for the future. The building envelope and construction details merge the latest technologies in green building with common sense details that maximize the value of sun and water, while minimizing the load they place on the mechanical systems. Equally important to the technical attributes, the "New Economy Home" is comfortable to live in and attractive to look at.

Fact Sheet: The New Economy Home
1. Front porch - A large front porch increases living space and connects the home to the community.
2. Entry vestibule/stair hall - Main connecting stair is located in entry vestibule and features a large window wrapping around a storage bench. Powder room is tucked under stairs.
3. Open living/dining room - Open living/dining space features windows on three sides to maximize cross ventilation.
4. Large open kitchen - A large kitchen connects to the living/dining room in an open plan format.
5. Clutter center - A centralized “clutter center” has been designed for charging, mail depository, key collection and organizing miscellaneous clutter.
6. Second entrance - A side back door, designed to provide a secondary private entrance, opens onto back porch for more outdoor living space and provides covered access from the garage. The porch can be converted into an enclosed sunroom.
7. Master Down with optional kitchenette - A master suite on the ground floor provides adaptability to the house. The large walk-in closet can be rough plumbed to create the opportunity to subdivide the closet and retrofit part of it into a kitchenette at a minimal cost thus creating a separate apartment.
8. Consolidated Plumbing - All plumbing in the house is located in one centralized location to make it economic to build and reduce water consumption.
9. Secondary Bedrooms - In addition to the master, there are two secondary bedrooms, one with windows on two walls, each with a closet. The closet designs included in plans maximize storage in small spaces. One of the bedrooms on the second floor has a closet that can be rough plumbed and possibly converted to a second master suite at a later date.
10. Office/Study - An area at the top of the stair can be used for a home office or study. Over time, this area can be converted into a fourth bedroom.
11. Attic storage - Attic space above the downstairs master, or adaptable suite, is captured as a walk in storage closet.
12. Simple forms - The massing of the home is designed for maximum simplicity. The form of the roof can be easily constructed. Windows and openings align to make framing easier.
13. Sustainability - Beginning with the site plan, which is based on the New Urbanism principles of Traditional Neighborhood Design, the house is a model for sustainable development. Following the guidelines of the Partnership for Technology in Housing (PATH), the house features:
